• If you catch the building process early enough you can pick and choose what you want in the house.
• A one-year warranty by the builder.

• Homes that have been taken care of and updated usually are bigger for the same money. Thus being a "better deal" when compared square footage to square footage.

VA-Owned Homes:
Temporarily VA has taken their listings down {sigh}

• The Veterans Administration has taken ownership of numerous houses in the Fayetteville area.
• If they are availible for bid you have to move fast! Esp. if you are looking at houses on Saturday before bidding closes on Monday.
• Since Atlanta has taken over from Winston-Salem a 5% down payment (sometimes less) is required.(If you finance through VA).

Buyer Agency:

• Buyer agency is here to stay. It is the answer to the question "Who represents the Buyer?"
• The question is posed because in the not so distant past REALTOR(R)'s represented the seller almost exclusively.
• Buyer Agency clearly "draws the line" between Buyer and Seller and their agents, esp. which agent represents whom.

Rural Development:

• Rural Development is a program that took the place of Farmer's Home.
• It is designed to get people homes who don't have many choices for lenders.
• In Cumberland County there are "urban" areas and "rural" areas. Rural Development, of course is for the rural areas.
• You have to fit the program requirements. (A rising scale of income and few debts).
